Understand the costs. Compare your options. Know what to ask before you commit.
01 · WORK OUT THE COST
What could the space cost each month?
A quoted rent is a starting point. Add estimated NNN expenses, then budget separately for utilities, improvements and moving in.
The starting figures illustrate one proposed Arlington suite. NNN is an estimate, not a fixed charge. Year-two estimates hold NNN constant and apply the increase to base rent only; your lease may use different terms. Utilities, deposits, taxes on services, insurance and other charges may be additional.
02 · PUT OPTIONS SIDE BY SIDE
Which property fits your plans?
Compare the same measures for each option. A lower price alone does not tell you whether a property suits your business.

03 · ASK BEFORE YOU BUY
Turn the unknowns into a review list.
Use this starting checklist with your broker, lender and qualified advisers. The right review depends on the property and your plans.
Checking a box records your progress for this page visit; it does not verify a fact or replace professional review. Save your checklist using the print button above.
04 & 05 · KNOW THE LOCATION
A good property needs the right setting.
Request a location report
Tell us the address, your intended use and the customers you want to reach. We can discuss a broker-prepared RPR property, site-selection or trade-area report, subject to available data and permitted sharing.
Useful questions include who lives nearby, how the trade area compares and whether the location supports your operation. A demographic report adds context; it does not guarantee sales.
Tell us about your location
Check zoning and permits
Before planning a restaurant, changing a use or dividing space, check what the city permits. Ask about parking, occupancy, signage, utilities and any special approvals.
Use the North Texas county directory below to find an official starting point. For property inside city limits, confirm zoning and intended use with that city’s planning department. Arlington links are included for our Southeast Parkway listing.
Find the department responsible for your property’s location. County resources generally address county responsibilities and unincorporated areas; city zoning, utility, fire and other approvals may also apply.
Tell us the property type and North Texas area you are considering. We’ll discuss relevant availability, asking rents or prices, and the questions that matter to your decision.
We’ll identify the source and date of any figures we provide and distinguish asking terms from completed transactions.
If your business plans to occupy a property, ask a lender about conventional financing and whether an SBA program could fit. SBA 504 supports eligible fixed-asset projects; passive rental investment is not its purpose.
Compare cash required, payments, fees, guarantees, prepayment terms and reserves. Eligibility and approval are determined by the lender and applicable program rules.
