INVESTA INSIGHTS · RETAIL CENTERS

A strong retail market still needs a close look at the leases.

Neighborhood demand matters. So do collections, parking and the cost of keeping tenants.

Market context & source scope

Texas A&M’s August 5, 2026 commercial review described retail as Texas’s strongest commercial asset class over the preceding three years, supported by restrained construction and neighborhood services. Its reported DFW rent growth covered the preceding 12 months through spring 2026; it is not a quote for an individual center.

Start with the income you can verify

For a small North Texas shopping center, request the current rent roll, signed leases, amendments and actual collections. Compare billed rent with money received. Separate occupied suites from paying tenants, and identify concessions, arrears and approaching expirations.

Ask what the property can support

Walk the parking lot at busy times. Review access, signage, visibility and delivery needs. A restaurant or service tenant can have very different parking and utility requirements from the tenant it replaces. Confirm the intended use with the relevant authorities.

Our view

A healthy regional retail market can support a search, but it cannot repair a weak lease or an expensive building problem. We favor a review that connects each tenant’s obligations, operating expenses and renewal timing to the price being asked.
